Industrial Space for Sub-Lease

Fontana Forge LLC will be leasing an industrial warehouse of 1000 to 1200 square feet and invites metal artists to sub-lease 400 square feet. Location will be in the Silver Spring-Gaithersburg corridor. Fontana Forge is my LLC for furniture, furnishings and giftware in forged steel - it's all blacksmithing. Jesse and all,
Cost per square foot per year in the Washington, DC region is the highest in the nation for industrial space, according to a recent article. Current rates range from $9 to $14 NNN. So, 400 SF sub-lease might be $400 per month minimum.

And 9 − 14, isn’t that bad! Though NNN is always fun with property taxes, to those new to commercial real-estate, that is always important to factor in!
